AN INCENTIVE TO INVEST IN LOWER-INCOME AREAS

The Federal Tax Cuts and Jobs Act of 2017 was signed into law on Dec. 22, 2017. The Opportunity Zone Program was included in that act, which was designed to provide tax incentives to investors who fund businesses in underserved communities.

Investors are able to defer paying taxes on capital gains that are invested in Qualified Opportunity Funds that in turn are invested in distressed communities designed as Opportunity Zones by the governor of each state. Up to 25 percent of the low-income census tracts in each state can be designed as Opportunity Zones.

AGML HOLDINGS’ PROPERTIES

WITHIN THE GRANT COUNTY INTERNATIONAL AIRPORT OPPORTUNITY ZONE

AGML Holdings controls 700+/- acres within the Grant County International Airport Opportunity Zone. ASPI has assembled these holdings over a period of 30 years and is an active participant with the Port of Moses Lake, Grant County EDC, and Washington State Department of Commerce to foster economic development at the facility.

AGML Holdings’ Opportunity Zone Properties include ready to build heavy industrial zoned sites ranging in size from 7 to 160 acres, light industrial/general commercial sites, and 137 acres located on the main runway (13,500 FT.) with access via a dedicated taxiway. ASPI projects include fully completed and occupied class A tilt-concrete leased buildings with tenants including Coke, Parker hannifin, Mitsubishi Aerospace, IEDS (International Paper), and Southern Wine and Spirits.

Depending on the specific site, AGML Holdings’ properties have industrial grade utklites, water and sever from the City of Moses Lake, a separate industrial wastewater treatment system operated by the Port of Moses Lake, low cost Grant County PUD Columbia River hydropower, natural gas, rail, and easy proximity to Interstate 90/Hwy 17.

A global environmental impact statement for large employers is in place, permitting for new facilities is fast and user friendly, the climate is Semi-Arid, Housing and cost structure is low, and the workforce is robust, skilled, and available. U.S. Foreign Trade Zone #203 is operative.

Premier global employers that already call the facility home are General Dynamics, SGL Automotive Carbon Fibers (BMW), Boeing, Genie/Terex, US KDK Chemicon, Tama Chemicon, Fuji Chemical (biopharmaceutical), Aviation Technical Services/Green Point Technologies, Key Safety System (TAKATA), and Mitsubishi Aerospace.
